General terms and conditions for rental of cottages accepted by Föreningen Sverige Tourism on May 29, 1990 after
discussions with the Consumer Agency.

As a landlord, we are obliged to ensure that:
You will receive a written booking confirmation / invoice.
You get documents and information about where the key can be retrieved in reasonable time, usually a week before agreed
Arrival Day The cottage corresponds to the description, however, we are not responsible for promises as anyone else
We (the owner) may have done directly to you without our knowledge and which we did not know or should know.
Try to get such promises in writing for safety.
You are informed of any significant changes affecting your booking.
You can use the cottage from kl. 14:00 on arrival date until 12:00 on the day of departure, if nothing else
Confirmed, if you are not satisfied with the cottage, please contact us.
When will my booking be binding?
Both you and we are bound by the lease as soon as we confirmed the booking and you paid
reservation fee (or full rental). At last minute booking with arrival within 14 days are
booking binding at time of booking.
When will I pay?
If you have booked earlier than 60 days in advance, the reservation fee is 20% of the total rental amount.
The reservation fee must be received by us no later than 10 days from the date we sent the confirmation to you.
The remainder of the rent must be paid no later than 60 days before the agreed date of arrival.
If you book later than 60 days in advance, the entire rental will be available within 1-7 days, depending on
how close to the day of arrival the booking takes place.
What happens if I do not pay on time?
If you do not pay the reservation fee on time we have the right to delete your booking. If you miss payment of the rent is considered a cancellation on your part and then the cancellation rules apply.
What if I want to cancel?
You can cancel verbally or in writing to us or to the place that received your reservation.
The cancellation is not counted if it is made to someone else or sent to the cottage. We are required to confirm your cancellation in writing.
If you cancel earlier than 60 days prior to your arrival date, you will not be charged more than
reservation fee. If you cancel 60 days or later prior to your arrival date, you must pay 50% of
the rent. If you have already paid more than you will be required to pay, you will be refunded immediately the difference between the one you paid for.
If we manage to rent the cottage to someone else, we will refund you an amount corresponding to the new one
The tenant’s rent, less an expense fee of SEK 500.
What do I have for rights?
If you have complaints, you should submit them to us as soon as possible, preferably immediately and no later than 3 days
from the day of arrival. Any errors that occur during your stay should be reported immediately so that we get a chance to
fix it. You are entitled to put someone else in your place and we must accept that person if we do not have
special reasons to refuse. In such case, you must notify us before the day of entry and we will charge a rebook fee of SEK 250.
What do I have for obligations?
You must properly care for the cottage and comply with the rules, rules and regulations that apply. You
is responsible for all damage caused to the property and its indoor and outdoor inventories,
because you or someone in your company has been negligent.
You may not use the cottage for anything other than agreed upon at the time of booking (usually
for leisure purposes) and you may not let more people stay in the cottage or on the plot than you stated at

What happens if we do not agree?
Immediately contact us with any complaints. Keep in mind that your ability to correct may decrease
